Salt air, summer heat, and winter rain hit it year-round, and the problems that develop rarely show up as a dramatic ceiling collapse. Because of our mild Mediterranean climate in Long Beach, most roofing problems start small, stay invisible, and get expensive before you notice them. Five signs in particular are worth acting on right away.

1. Missing or cracked shingles

Shingles protect the waterproofing underlayment and wooden decking below them. Lose a few, and water finds its way inside quickly. In Southern California, our Santa Ana winds lift shingles that coastal UV has already softened, turning what should have been a minor repair into a full replacement.

Watch for: Shingle pieces in your yard after a windy day, dark patches on your roofline, or granules collecting in your gutters.

2. Deteriorating or failed flashing

Flashing is the thin, waterproof metal that seals the joints around chimneys, skylights, vents, and roof edges. It’s one of the most common leak sources in our coastal area’s homes because salt air corrodes metal faster here than anywhere inland. Once flashing fails, water gets in and keeps coming until you replace it.

Watch for: Rust-colored staining on ceilings near a chimney or vent, peeling interior paint, or visible gaps around roof penetrations.

3. Sagging roof sections

A sag anywhere on your roofline means something structural has already failed. Rotted decking, compromised rafters, or long-term moisture intrusion show up as a dip or wave before it shows up anywhere else. Call a roofer as soon as you spot a sag to keep the problem from becoming a bigger fix.

Watch for: A visible dip, wave, or soft area in your roofline, especially noticeable from the street.

4. Algae, moss, or dark streaking

Long Beach’s coastal humidity is exactly what algae and moss need to thrive. They don’t just look bad; they hold moisture against your shingles and destroy the material underneath. A roof that could have lasted another decade starts losing years once growth takes hold. If you notice horizontal lines of green moss or vertical dark streaks of algae growing on your roof, it’s time to take action.

Watch for: Dark vertical streaks on shingles, fuzzy green or black growth along the ridge or in shaded spots, or discoloration that doesn’t fade after rain.

5. Interior water stains or attic moisture

A brown ring on your ceiling means water has already been traveling through your roof structure for a while. It enters at one point, migrates through insulation and decking, and appears somewhere else entirely. By the time you see the stain, the damage is bigger than the stain suggests.

Watch for: Yellow or brown ceiling rings, water dripping after rain, condensation in the attic, or mold near the roof’s rafters.
